<p>A <em>prelisting home inspection</em> helps take some of the fear and distrust out of the equation for buyers and establishes you as a conscientious seller.</p>
<p>By providing buyers with a prelisting inspection, you project a positive &#8217;<em>aboveboard&#8217;</em> image that just might give you the edge you need over competing properties. In addition, it&#8217;s much better to find out about possible problems early while you can shop around for the best price to fix them, rather than accepting the price tag an inspector, buyer or closing agent might attach to it.</p>

An early inspection may keep you from wasting money making minor repairs to an area that in the end could require a larger scale of work, should a  significant  problem be discovered. Make sure you leave yourself a few weeks after the inspection to perform the needed work.</p>
<p>Hire a licenced inspector and accompany them while he/she inspects your home. Observe and ask questions regarding how to address any flaws found. The inspector will provide you a written report when the process is completed and this will make it easier for you to point out the needed repairs to subsequent contractors.</p>
<p>In some cases, buyers would rather accept a <em>cash credit</em> on the purchase price to perform needed repairs themselves, especially if they involve establishing a personal taste i.e.: wallpaper, built-ins and paint-color schemes. Conferring with a listing agent will help distinguish which repairs buyers typically want to handle themselves.</p>
