Traditionally, home inspections are ordered and paid for by home buyers as part of their due diligence in accessing a property they wish to purchase. However, in the current buyer’s market, getting a seller inspection or prelisting inspection is really a wise practice for sellers!
A prelisting home inspection helps take some of the fear and distrust out of the equation for buyers and establishes you as a conscientious seller.
By providing buyers with a prelisting inspection, you project a positive ’aboveboard’ image that just might give you the edge you need over competing properties. In addition, it’s much better to find out about possible problems early while you can shop around for the best price to fix them, rather than accepting the price tag an inspector, buyer or closing agent might attach to it.
If you are thinking of selling your home, schedule your prelisting inspection before you put your house on the market. An early inspection may keep you from wasting money making minor repairs to an area that in the end could require a larger scale of work, should a significant problem be discovered. Make sure you leave yourself a few weeks after the inspection to perform the needed work.
Hire a licenced inspector and accompany them while he/she inspects your home. Observe and ask questions regarding how to address any flaws found. The inspector will provide you a written report when the process is completed and this will make it easier for you to point out the needed repairs to subsequent contractors.
In some cases, buyers would rather accept a cash credit on the purchase price to perform needed repairs themselves, especially if they involve establishing a personal taste i.e.: wallpaper, built-ins and paint-color schemes. Conferring with a listing agent will help distinguish which repairs buyers typically want to handle themselves.
Remember, even though you disclose a copy of your prelisting inspection to potential buyers, they may still want to have their own inspection performed and their inspector may find other defects that will have to be addressed.
Seller inspections are a positive sign of your willingness to make things right and help to promote better-faith negotiations and hopefully, a faster and smoother sale!
